New building brings tenant, more possibilities
While signs of the spring season come slowly, a new building on North Main Street has sprung up fast on the site between 703 and 707 N. Main Street.
Owner Chad Halvorson said last year he'd planned to construction a 3,600-square-foot addition onto the retail building at 707, which houses a jewelry store and nail salon.
However, Halvorson said he wouldn't start construction until he'd signed a contract with at least one tenant.
Though it is early in the 'retail process,' the building owner said he's finalized a deal with Little Caesars Pizza to occupy 1,200 square feet of the retail space.
He said construction of the building addition's exterior happens first then crews will move to finishing the interior.
Halvorson expects to finish overall construction by June.
He said about the building expansion, "We have three units that are going in there."
The owner said he'll be working to find occupants for the other spaces. Halvorson is negotiating with other businesses but has not signed a contract with any other than Little Caesars.
The building's remaining 2,400 square feet of space can be crafted to accommodate one or two tenants, depending on the business and its needs.
Halvorson said last year as he advertised the future space that the smallest area will be 1,200 square feet. The new building is nearly identical to the one it adjoins; the only difference is the new building is about six feet longer than the existing one.
Along with the addition comes more parking behind the building.
The building owner said he'd fielded many inquiries about the space since advertising it on an RV parked at the site last summer. Most people are attracted to the spot's high visibility -- about 16,000 vehicles drive past it each day.
The address of the new addition will be 705 -- possibly with suites A, B and C.
Halvorson bought and remodeled the buildings at 703 and 707 N. Main St., refurbishing them to updated retail space and quickly leasing to a liquor store, a now-closed tobacco shop, a jewelry store and a nail salon.
