Home buying: How the data look

The Wisconsin Realtors® Association released in late December, statistics on home sales in the state. It presented annual data from November 2009-November 2010 and monthly data using numbers from November 2010.

WRA says statewide, overall sales of existing homes were down by 34%, and the median price of $136,000 fell $50 during the one-year period.

The St. Croix Economic Development Corporation analyzed WRA’s home sales and price data for the 10-county region that comprises the Momentum West territory. It includes Barron, Chippewa, Clark, Dunn, Eau Claire, Pepin, Pierce, Polk, Rusk, and St. Croix counties.

“The volume of home sales for November 2010 was down 39.4% in St. Croix County compared to one year ago,” said SCEDC Director William Rubin. “Meanwhile, the one-year change in the median price is up just 1.4%.”

He said the WRA reported 60 home sales in Pierce County during November 2010, representing a 39.4% decrease. The median price for a home in St. Croix County was $150,000 in November, representing a 1.4% increase over the previous year.

WRA showed 25 homes sold in Pierce County during November 2010, representing a 39.4% decrease. Pierce County’s median home price in November 2010 was $156,000, a decrease of 7.1% over the previous year.

Both counties’ median home prices remain well above the state average of $135,950, and above the median price in WRA’s western region of $134,000.

The steepest drop in home values happened in Clark County, where the median price was $50,010 in November 2010, representing a 19.3% decrease over the last year. The biggest jump in the median price of a home happened in Rusk County, where the median price was $123,000 in November 2010, representing a 72.3% increase over the last year.
