The second phase of the University Falls student housing project, on West Cascade Avenue near State Street, began springing from the ground in early October.
Brother partners Peter and Paul Gerrard of the Gerrard Companies say the second building will also be a three-story, 12-unit, 42-bedroom structure.
Peter says it will have a little different color scheme than the first. The company plans to finish construction on its second building next May.
Asked about the pathway around Lake George, Peter said, “The trail is already constructed but not paved,” adding that paving would happen in spring.
City officials have long had the goal to extend the White Pathway all the way around Lake George.
That looks promising for 2012 through a combination of Gerrard completing its part of the path and the city Planning Department to finish its portion shortly after redevelopment of the Riverside Square Mall at Main and Walnut streets.
Gerrard’s Cascade site consists of 2.5 acres, upon which will sit the two student-housing buildings and a third phase of development coming in two or three years.
The plan for phase 3 isn’t yet defined but will probably be a mixed-use.
Peter said the company has had a lot of positive feedback from current residents of the building about the ample parking, good security and other amenities.
Paul said Gerrard is already accepting lease applications for the second building and said potential tenants and others who are curious can go to the company’s website, www.gerrardcompanies.com, and take a virtual tour of the existing building.
He said people can also visit the on-site leasing/marketing trailer 4-6 p.m. Wednesdays and 6-8 p.m. Thursdays.
“We pack in the amenities,” emphasized Paul, saying among other things, “We have a parking stall for every bedroom.”
He said students are encouraged to factor in such savings as not having to “plug” quarters into a washer and dryer and having a high-efficiency central heat and air system.
